South Tampa (33606) Real Estate Update For July

The upscale Hyde Park zip code (33606) had ten single family homes and ten townhouses/condos sell in the month of July. Median list price for single family homes for the month was $328, 950 or $216 per sq/ft and a median sales price of $323, 550 or $212 per sq/ft. This yielded a strong median list-to-sales price ratio of 97%. Median days until going under contract was 25 and until close was 61. Thirty percent of these homes were distress properties: bank owned or short sales. Seventy percent of these homes were purchased with VA loans, conventional or FHA financing and the remaining were purchased all cash.

On the high end: 1912 West Morrison, a 3/3 bungalow built in 1925 with nearly 2100 square feet sold for $659,000, for a 100% sales to list price ratio. On the lower end: 57 Albermarle Avenue, a 3/2 contemporary home built in 1960 on Davis Islands with 1500 square feet, which sold for $310,500. Originally listed at $314,000 it went under contract in six days and sold for a 98.8% list-to-sales price ratio.

We also saw 10 condos and/or townhouses sell in July in the 33606 South Tampa area code. The median list price was $195,750 or $150 per sq/ft. The median sales price was $193,000 or $145 per sq/ft., which also represented a healthy 98% list-to-sales price ratio. Median days until going under contract was 63 and median days until closing was 174. Unlike the single family homes, 50% of these were distressed properties, all of which were short sales. Forty percent of the units sold were purchased all cash.

On the low end: 1301 S Howard #A23, a 1/1 with 550 square feet, sold for $38,250 after 110 days on the market for a 102% list to sales price ratio. On the high end: 611 S. Dakota Ave #A a 3/3 with nearly 2900 square feet sold for $420,000 also after 110 days on the market and yielded a 88% list-to-sales price ratio.
